Annual Maintenance Contract Services in Dubai

Scope of Work

Archie’s Maintenance LLC will handle all maintenance requests and perform Planned Preventive Maintenance of MEP systems originally installed in the property.

Service Includes:

  • A/C Services – 3 times per year (every 4 months)
  • Annual Electrical Check – once per year
  • Annual Plumbing Check – once per year
  • Emergency Call-outs (A/C, Electrical, Plumbing) – 10 times per year
  • Non-Emergency Call-outs (A/C, Electrical, Plumbing) – 10 times per year

Air Condition Annual Service and Maintenance

  • Clean air filters, diffusers, and grills
  • Clean condensate tray and flush drain line
  • Check evaporator and condenser coils
  • Inspect for abnormal sounds and vibrations in indoor and outdoor units
  • Check for refrigerant leaks
  • Re-lubricate motors
  • Check thermostat operations
  • Manually check and report airflow balance abnormalities
  • Inspect FCU/AHU coil
  • Check V-Belt
  • Clean equipment and surrounding area
  • Inspect ELCB

Electrical Annual Service and Maintenance

  • Test light switches and bulb functionality
  • Check water heater operation and amp consumption
  • Inspect circuit breaker and UV relay condition
  • Check voltage at power sockets and cable gland for correct earth connection
  • Test exhaust fans
  • Check MCCB and MDB
  • Inspect DB and tighten loose cables and bus bar fasteners

Plumbing Annual Service and Maintenance

  • Inspect water heater and combination safety release valve
  • Inspect for visible water leaks
  • Check W/C, bidet, bathtub, washbasin, water drain lines and shataf

Emergency Call-outs:

  • Major plumbing failures (e.g. heavy leaks)
  • Complete air conditioning system failure in villa/apartment
